Easy Steps To Buying/Building your New Home
1. Talk to a Lender/Bank & Get a Loan Approval, so you can start looking at homes with a price in mind and have an estimate of what your payments would be.
2. Talk to Olin Johnson Homes about the house plan you are interested in. if we do not have one already finished or currently under construction then you can pick out a lot, plan and options you want to fit your budget and wishes! Then begin building your dream home in one of our communities or on your own lot! Our build time is 5-6 months depending on the home plan, upgrades selected etc. (If the home is already finished, it should take 30-45 days to close and move in).
3. If you want a custom home on your own piece of property or a lot that we find for you, you would need to get a construction permit or construction combo loan. Consult Olin Johnson Homes for more info.
What Makes Olin Johnson Homes Different?
- 16″ on center studs interior and exterior (most other builders go 24″ on center)
- Double Wall Construction (studs, osb sheathing layer over all outside walls then house wrap, and cement board lap siding not siding right over studs and house wrap. Making your home much stronger.)
- Over-sized floor joists (14″ TJI joists some plans)
- All floor plywood or OSB glued and nailed down with quality fasteners (ring shank, twist shank, or other abrasive nails*)
- Over-sized beams and headers over doors & windows* some plans
- Hand cut & stick framed roof framing (most homes) Install Steel Hurricane Clips from walls to roof connection
- All foundations are engineered (the latest in Post tension cable slabs) with the highest standards & Soils lab-tested and designed by Geo-tech engineer
- Experienced and well trained framers
- R-15 insulation in 2×4 walls (vs R-13 only most builders) & R-19 or R-21 for 2×6 walls*
- R-38 Insulation in ceilings blown in (vs R-30 only most builders)
- Radiant Barrier* if upgraded (vs most builders don’t offer this option)
- Energy Efficient (Energy Star) Water Heater and Appliances*
- Double-pane Energy Efficient Vinyl Windows low-E (vs cheap, or alum windows some other builders)
- High-efficiency furnace & heat pump with warranty and optional 5-year warranty if registered
- True vented hood vents to suck out hot steamy & greasy air from cooking (Not re-circulated charcoal filter like most builders) Some plans may not allow fully vented to outside*
- Rock, Brick or Stucco on the front of home*(most plans and locations)
- Cement board lap siding with custom Sherwin-Williams colors in satin finish
- 100’s of options and upgrades available
